What does this site do for me, and what doesn't it?

It tells you what we do, how a job is priced, and how to reach us. You can read about electrical repair, panel upgrades, rewiring and EV charger circuits, or about burst pipes and water heater replacement. You can call, send a job through the contact form, or open the support chat.

It does not diagnose your house. A paragraph about 60 amp fuse boxes is general information about Chicago housing stock, not an inspection of yours. If you smell burning or see scorching on a breaker, do not read further. Shut off the main if you can do it safely and call 312-282-1170.

The site also does not book a confirmed time slot. A sent form is a request. We call you back to set the visit.

Can I buy or pay for anything here?

No. There is no cart, no checkout and no card field anywhere on this site. Nothing is sold here and no payment is taken here.

Any figure you see on a page, a typical amperage, a tank size, what a job like yours has involved before, is an estimate for orientation. It is not a quote and it does not bind either of us.

An inquiry becomes an order like this: you call or send the form, we come out and look, we write down the scope and the price, and you sign or confirm that written quote. Only then is there a job. For an emergency call-out the same rule runs on a shorter clock. We state the call-out charge and the rate on arrival, before any tool comes out, and you say yes or no.

How do you price a job, and what makes the price move?

All prices are in US dollars. There are two bases, and the quote tells you which one applies.

  • Fixed written quote. Service and panel upgrades, EV charger circuits, water heater replacement. Given after a site visit, because we do not quote a panel upgrade over the phone. We need to see the meter, the service drop and the existing panel.
  • Call-out plus time and materials. Emergency electrical repair and burst or frozen pipes. The call-out charge and hourly rate are stated before work starts. Knob-and-tube replacement is quoted per circuit after inspection, with plaster patching itemised on its own line.

What changes a fixed price: something behind the wall that nobody could see at the visit. Rotted joists around a panel. A second, unrecorded feed. Cloth wire spliced into a run that was supposed to be modern. If we find one, we stop, show you, and write a change before carrying on. We do not add it to the bill afterwards and hope you do not notice.

What a quote never covers unless it says so: drywall and plaster finishing, painting, and utility fees charged directly to you by ComEd or the city. The quote says what it includes and what it does not, in writing.

What happens if your work fails?

Our workmanship warranty is written on each quote, for that job. It names what is covered and for how long, and that written term is the one that counts. We do not print a blanket figure here, because a 200 amp service upgrade and a sweated copper coupling are not the same piece of work and should not carry the same promise.

What it normally covers is our labour: a connection we made that loosens, a joint we soldered that weeps, a circuit we ran that does not hold to the load we wrote down. If that happens inside the stated term, we come back and put it right at no charge for the labour.

What it does not cover: damage from someone else working on the same circuit or pipe after us, freeze damage where the heat was left off, and the manufacturer's own defects in a water heater, breaker or charger. Those go under the maker's warranty, and we help you file it.

Something we did is not right?

Call 312-282-1170 and give the job address. Have the written quote nearby if you can. That is the whole process.

What am I not allowed to do on the site?

Use it as a person looking for an electrician or a plumber and you will not come near any of this. Do not send the form or the chat in someone else's name, or with an address that is not the job. Do not flood either one with automated submissions, probe the site for weaknesses, or try to get into the parts of the server that are not public. Do not scrape the pages to republish them, and do not use the chat to send abuse to whoever is on shift.

Who owns the words and the photos?

We do. The text, the photographs, the Sims & Sons logo and the round maker's seal belong to Simsandsonselectric. You can print a page for your own records or forward a link to a neighbour with a fuse box problem. You cannot copy the photographs or the copy onto another business's site, and you cannot use the name or the seal to suggest we did work we did not do.

What don't you promise about the site itself?

The site is provided as it is. We keep the information current, but code requirements, utility procedures and permit steps change, and a page can lag behind. We do not warrant that the site is free of errors or that it is up every minute of every day. If the form fails, the phone line does not depend on it.

Guidance on a page is general. It is not a substitute for an electrician or a plumber standing in front of your panel or your pipes. Arrival times given on a call are our best honest estimate given traffic and the job before yours, not a guarantee.

If something goes wrong, how far does your liability go?

For use of the website, we are not liable for loss that comes from relying on general information here instead of getting the job looked at, or from the site being unavailable for a while. Where the law lets us limit liability for the website, it is limited to direct loss that was reasonably foreseeable.

Work in your home is a different matter and is governed by the written quote for that job, along with the law of Illinois. Nothing in these terms limits liability that the law does not allow to be limited, including liability for death or personal injury caused by negligence, or for fraud.

Can you block me from the site?

Yes, if the site is being misused in the ways listed above. We can block an IP address, ignore form submissions from it, or close a chat thread. We can also take the site or a page down for maintenance without notice. None of that cancels a job already agreed in writing. That runs on its quote.

Which law applies if we disagree?

The law of Illinois, United States. A dispute is heard in the courts of Chicago. Before anyone files anything, call us. Most disagreements over a job turn out to be a line on a quote that two people read two different ways, and that is a ten-minute conversation.

Can I use this site with a screen reader or just a keyboard?

That is the aim, and we build to the Web Content Accessibility Guidelines 2.1 at level AA as the target. Every page works with a keyboard alone, starting from the "Skip to content" link. Focus is marked with a 2px orange outline you can see against both the light and dark bands. Controls are at least 44px tall for a thumb. Photographs carry text descriptions. Animation is cut back to nothing if your system asks for reduced motion. The layout holds from a 320px phone up, and text can be enlarged to 200% without anything spilling off the side.

Known weak spot: the spec tables on the electrical and plumbing pages scroll sideways inside their own box on a narrow phone rather than reflowing. Each one can take keyboard focus and scrolls with the arrow keys.

How will I know if these terms change?

The date at the top of this page changes, and so does the line in the stamp beside it. If a change touches pricing bases or the warranty wording, we say what moved in a short note at the top of this page for at least 30 days. A quote you already signed stays on the terms it was written under.
